1. Acceptance of terms

By accessing or using https://www.thecancunlist.com (the "Site"), operated by RentasCancun.com.mx from Cancún, Quintana Roo, Mexico, you agree to these Terms. If you do not agree, do not use the Site.

2. About the service

RentasCancun.com.mx is an online marketplace that connects buyers and renters with real estate listings and verified brokers in Cancún and the Riviera Maya. We provide information and facilitate contact; we are not a party to any transaction between users and brokers or owners, and we do not act as a real estate broker or financial advisor.

3. Eligibility

You must be at least 18 years old and able to enter into a binding agreement to use the Site.

4. Broker accounts and listings

Only registered, licensed brokers approved by RentasCancun.com.mx may publish properties. Brokers are responsible for the accuracy, legality and currency of their listings, and must hold the rights to publish them. We may review, reject, or remove listings and suspend accounts that violate these Terms or quality standards.

5. No warranty on listings

Listing information (prices, areas, ROI estimates, availability, images) is provided by third parties and may change without notice. We do not guarantee its accuracy, completeness or availability. Any decision to buy, rent or invest is your sole responsibility; verify all information independently and seek professional advice.

6. Acceptable use

You agree not to misuse the Site, including: posting false or unlawful content, scraping or harvesting data, attempting to gain unauthorized access, or interfering with the Site's operation.

7. Intellectual property

The Site, its brand, design and content are owned by RentasCancun.com.mx or its licensors and are protected by law. You may not copy, reproduce or exploit them without permission. Content you submit remains yours, but you grant us a license to display and use it to operate the Site.

8. Third-party links and services

The Site may link to third-party sites or tools (e.g., WhatsApp). If you choose to send data through WhatsApp, that information is also processed under WhatsApp/Meta terms and policies. We are not responsible for third-party content or practices.

9. Limitation of liability

To the maximum extent permitted by law, RentasCancun.com.mx is not liable for indirect, incidental or consequential damages, or for losses arising from reliance on listings or use of the Site.

10. Indemnification

You agree to indemnify and hold harmless RentasCancun.com.mx from claims arising out of your use of the Site or violation of these Terms.

11. Governing law and jurisdiction

These Terms are governed by the laws of Mexico. Any dispute shall be subject to the competent courts of Cancún, Quintana Roo, Mexico, waiving any other jurisdiction that may correspond.

12. Changes

We may update these Terms; continued use after changes constitutes acceptance.
